Nusa Dua & Tanjung Benoa & the Bukit (Southern peninsula)
Bali’s southern peninsula is where you will find the island’s international 4 and 5-star hotels and resorts alongside some of the most opulent luxury villas and estates. Jimbaran Beach (West coast, South Bali)
One of Bali’s best beaches with hotels including the 4 Seasons, Ritz Carlton and Intercontinental. With golden sand, swimmer friendly sea, wind surfing, and sailing (no motorized water sports activities); not too many tourists, and no beach vendors this is still a very pleasant location. The areas are centres of ricefield production which is still harvested in the age old traditional way in villages which have maintained their rustic character despite the arrival of the new and modern luxury villas. Echo Beach offers, in addition to great surf, charming beachfront cafes while inland is a landscape of ricefields rolling seemingly endlessly to the towering volcanoes in the far off distance. Sanur Beach (East coast, South Bali)
Located on the East coast of Bali Sanur is just 30-40 minutes from the airport. Only 40 minutes from Seminyak it embraces a different pace altogether with a more relaxed village feel. No less sophisticated Sanur boasts some great restaurants including The Village, Massimos, Mezzanine and Stiff Chilli. The lush tree lined streets and more traditional feel make Sanur a favourite for returning tourists and residence of Bali. Home to a large expatriate community and with an International school Sanur is ideal for family residences and holiday homes.
The golden sand beach is protected by a man made reef making it safe for swimming and one of the best beaches in Bali for relaxing. Indeed it is the only beach which boasts a pathway allowing you to wander from the top to the bottom of the town, around 10KM in total. The beach is quickly becoming more popular for water sports and there is a number of dive operators willing to take you snorkelling or diving to the local reefs and you can also enjoy board surfing and kite surfing at points around Sanur.

Real estate in the area is predominantly leasehold on the Eastern side of the By Pass which runs through the middle of the town. More freehold property is available to the Western side bordering Denpasar. One reason for this is that much of the land is purported to be “Priest land,” donated to the tenants who may not sell the land on. Demand is high, especially for long term rental property in the area. New developments are available in Sanur which are suited to residences or for use as holiday homes. Easily rentable to both the long term and holiday market Sanur is a good location for real estate investment.
Ubud (Central Bali)
The town of Ubud is to Bali what Jogyakarta is to Java – culturally speaking. Ubud is where most accomplished painters, dancers, musicians, carvers and weavers live and work, and there are a number of very good museums and art galleries. Because of its location at the base of the mountains (about 19 miles or 30 kilometres north of Denpasar) temperatures are slightly lower than in the lowlands and year-round rain showers help to grow lush tropical vegetation.

Candidasa & Amed (East Coast Bali)
East Bali is known for its laid back Balinese charm, with delightful traditional villages, beautiful white sand beaches, first-rate swimming, snorkeling and diving and all complemented by a growing choice of excellent restaurants and shops in Candidasa – the gateway to East Bali and increasingly Amed as well.
East Bali has something for everyone, with many expatriates choosing to live in the area around Candidasa, and increasing numbers of tourists now visiting some of the new villa developments and hotels that are now starting to be built. Infrastructure is also improving fast with a new bypass from Sanur cutting the journey time to the airport to less than 90 minutes, which is now being further expanded to be a dual carriageway that is likely to cut journey times further still.
East Bali is one of the few places in Bali where you can still find beautiful beachfront and cliff-top land at an affordable price, most with amazing views across to Lombok and Nusa Penida. Land prices have been rising fast however, particularly in and around Candidasa as buyers increasingly realize the great value that East Bali offers.
